How requests work

Confirm coverage before you pay

Each request is reviewed manually. Coverage varies by association and source.

  1. Send the association name and the questions you want to investigate.
  2. We confirm which records are available, any material gaps, the price, and delivery timing.
  3. If you choose to proceed, payment and delivery are arranged after that confirmation.

A snapshot summarizes available evidence. Missing or unmatched records remain visible, and the report does not determine legal compliance, building safety, or financial condition.

Contents depend on the records available for the requested association. We identify source dates, uncertain matches, and missing information.

SIRS reporting matches

A review of matched filings in our imported DBPR SIRS data, with coverage limits. An unmatched record does not establish that a study was not completed or filed.

Corporate records

Available Sunbiz entity information and match confidence, with the source date and any gaps identified.

Building information

Available parcel age and value information. Building age alone does not establish milestone-inspection applicability or compliance.

A printable memo of the records available for the requested association, with source links, missing information, and verification questions.
